  1. When is my Rent Due and where can I pay my Rent?

    Rent must be received before or on the 1st DAY OF THE MONTH. Rent payments should be mailed to:

    RE/MAX 200 Realty
    Property Management Division
    954 S. Orlando Avenue
    Winter Park, FL 32789

    Please include Tenant Name & Property Address with payment.

    Payments can be made in person (cash is not accepted) at our office during normal business hours (Monday through Friday 8:30am-5:30pm/Saturday 9am-5pm/Sunday 11am-5pm). For your convenience we do have a Drop Box for payments made after hours. Rent is still due on the 1st if the 1st day of the month is a Holiday.

    Any Checks returned by your bank will need to be replaced immediately with a Cashiers Check or Money Order including NSF fee and any late payment fees as additional rent due. Please note: All future payments will then need to be in the form of a Cashiers Check or Money Order after a NSF check is presented.



  2. How do I get help for a maintenance problem?

    All Maintenance Requests must be submitted in writing to RE/MAX 200 through our Web Site (www.ORLrent.com), by mail or in person at the RE/MAX 200 Winter Park Office. All Maintenance Requests will be reviewed and RE/MAX will contact the appropriate vendors who will then contact you to schedule any approved repairs.

  3. What do I do in an emergency?

    Emergencies are defined as follows and should be reported immediately by calling the RE/MAX 200 Realty Winter Park Office at 407.629.6330 extension 349:

    ELECTRICAL: Arcing, no power (after checking both the circuit breaker and GFI reset buttons on outlets), overheated fixtures.

    FIRE: Notify Fire Department immediately, followed by an Emergency Call to RE/MAX 200 Realty.

    HEAT: ONLY when the outside temperature is below 45 degrees.

    AIR CONDITIONING: ONLY if a health risk exists as documented by a physician.

    HEAVY STRUCTURAL DAMAGE to roof, foundation and/or walls.

    PLUMBING: Flooding or stoppage of all drains (tenant is responsible for all plumbing stoppages except when the result of roots or breakdown of fixture that is not caused by tenant). Water should be turned off at the Main Line (turn off is usually on side of home by garage – please familiarize yourself with placement prior to any emergency).

    THEFT: Notify the police immediately and report details later to RE/MAX 200 Realty.
